Varian Ranch

San Luis Obispo, California

Varian Ranch is a 48-unit residential cluster development approved as the first of 5 potential pilot project allowed under San Luis Obispo’s Agricultural Clustering ordinance. The concept for the ordinance was developed by RRM Design Group. Robert Richmond provided input during the development of the ordinance, and was instrumental in the preparation of the 48 homesites. The sites were carefully sited on less than 60 acres of the 3127 acre ranch property, and represent the full development potential of the ranch. The remaining 3067 acres, in exchange for the homesite development rights, were placed into an agricultural preserve and perpetual open space easement. This original cluster concept preserved the agricultural uses of the ranch, while providing a method to enhance and intensify agricultural operations through the infusion of capital from the planned residential development located on the least productive ranch property (RRM).
