Spanish Springs is a master planned community project which spans four separate properties and covers over 1250 acres. This project includes uses such as: agriculture, wineries and wine-tasting, a golf course, a hotel with restaurant and vacation condominiums, and a small wine-oriented resort known as “Villagio”, and “The Pismo Institute,” a large combination medical facility and wellness resort. In addition, the planning of Spanish Springs also includes sites for many large private estate homes (and the development of a single “spec” house for marketing). Challenges in the master planning of Spanish Springs (in addition to the complex program) included steep hillsides and environmentally sensitive oak woodlands, wetlands, and water-courses. A historic dairy farm, dating to the 1860s, is to be preserved for re-use as a winery.
